Benefits of Senior Living for Churches
Benefits to a church and/or church organization include utilizing the capital from the sale of unused land for church debt payment, expenses or missions. Many churches have high percentages of senior citizens in their membership. A formal or informal affiliation with a neighboring Senior Living facility would be beneficial to large numbers of church members; effectively rendering Church Senior Living or Christian Senior Living. In addition, many programs and services of the church and the planned Senior Living facility would have important synergies, such as conducting programs that involve church members with residents at the Senior Living facility; or scheduling some church events within the neighboring Senior Living facility, which often includes a Lifelong Learning Center. Roles of churches can vary from sponsorship to affiliation to unique partnerships that are customized to a particular market need and often land that is owned by the church. Senior Consulting’s Corporate Tithing Policy is very well suited to working with churches (and within a Church Senior Living or Christian Senior Living context). In addition, part of our mission is Intergenerational Programs and Christian Youth Services.
Senior Consulting prefers to work with churches in establishing a Development Plan that meets the needs of church members, the community, and extended community. We work closely with our Development Partners in creating Church Senior Living, which may encompass Christian Senior Living and/or Christian Assisted Living.

Active Adult Development
There is a boom throughout much of the US, particularly in the Southeast United States, the state of Texas, and the Southwest. Senior Consulting’s focus is the Southeast, with Virginia and North Carolina, in addition to the Chattanooga area market where we are seeking the appropriate property. While a senior living site is typically 3-20 acres, depending on if the property is Memory Care or a Continuum of Care project, an Active Adult project requires at least 30-40 acres and are usually better suited to properties of 100 acres or more.
We welcome the opportunity to look at sites that are presented to us with an open mind; again, preferring to work with churches based on our overall mission philosophy and Christian beliefs when developing Active Adult projects.

Programs and Services
We typically work as a Project Developer which can be in a variety of ways versus providing only in selected cases depending on the client, its mission, location, and comfort level on the market and/or property being considered. While we prefer to work in a development capacity, Senior Consulting will take on worthy consulting engagements.
Again, our focus is working as a developer, but we are creative in doing so, including serving as a co-developer; sometimes with private landowners and churches where the critical upfront Market and Competitive Analysis can support the development of Church Senior Living or an Active Adult Community.
Senior Living is a broad term, which typically includes Independent Living, Assisted Living, and Memory Care.
Independent Living typically includes 1-3 meals per day, recreation, activities, and weekly housekeeping, but does not include care provided by the facility itself. Often, care is provided in an Independent Living community through home health agencies so that residents can remain in their apartment for extended periods of time as they age in place.
Assisted Living facilities are licensed by the state where they are located, as are Memory Care facilities. While many Assisted Living residents have different degrees of dementia or Alzheimer's, a Memory Care Facility is a facility that is typically part of an Assisted Living Facility but with clearly separate and distinct common areas, apartments, and living units. While many facilities advise they have Memory Care services, unless they are in a distinct unit, Senior Consulting would not consider this facility a Memory Care Facility.
