When the economy was in recession and our work shifted, we learned the Internet and Search Engine Optimization. Today we receive 1-2 inquiries per day for senior living development opportunities from realtors, property owners, and property developers. Of course the overwhelming majority of the responses are land owners or brokers who have overvalued their property or someone who feels that just because we are collectively getting older, their location is ideal for senior living.
In November 2013, Tim Cassidy, CEO of Senior Consulting, LLC, was Googled by Pastor Tim Guthrie of Arlington Baptist Church in Knoxville, TN. His church bought 27 acres out of bankruptcy after the 2008 crash and had plans to build a new church and potentially build or sell a six-acre site for Assisted Living – which could culminate into a Church Senior Living project or a Christian Assisted Living project. Pastor Guthrie advised they had been trying to sell the site for the last four years at a set price they offered my Company and we accepted the worthy challenge. Senior Consulting’s team completed a Market Analysis and proceeded to other Due Diligence as their senior living developer, including preliminary site plan options for approvals and submission to capital partners or buyers.
We closed on the transaction in early June of 2015 with an operator/manager and its capital partners. The transaction would have closed many months sooner; but the operator and its capital partner were extremely patient, allowing time for the church to close on its construction loan. This allowed the church’s contractor to be able to build a shared road and utilities for both projects. As a result, the project is further unique in that the new church and Assisted Living Facility are being constructed at the same time. Christian Assisted Living may be the grand end result.
The Pointe at Lifespring is located at 4371 Lifespring Lane on six acres adjoining a new church. It represents a new standard in senior living for the area. The plantation-style community offers a total of 64 assisted living and memory care apartments. The community features a gracious sunset view dining room, private dining room for entertaining, a fitness gym with senior-specialized equipment, a spa & beauty salon, multi-purpose activity areas, 24/7 staffing, secure access, a dedicated pet area, outdoor dining and barbecue areas, individual dedicated gardening areas, and a state-of-the-art emergency call system.
As a Born-Again Christian, working with churches brings me great joy. In this case, we were able to get the church additional funds beyond their expectations, which is helped them build additional space in the new church including classrooms.
