Senior Consulting, LLC can provide support in senior living (as well as in church senior living) forecasting and budgeting, including but not limited to the following:
- Develop a Sources and Uses of Funds, which may include consultations with various builders in a region; assuming a footprint and preliminary floor plans and specifications have been developed to obtain preliminary budgeting for a proposed facility that is initially supported in an appropriate Senior Living Market Analysis.
- 5- to 6-year forecasts, which will include year 1 and year 2, during which time, the facility is in the process of reaching rent stabilization. Many expenditures occur preopening including hiring staff and appropriate marketing budget, which are included in year 1 in developing an appropriate Senior Living Forecast approach.
- Cash Flow – Typically, we prefer to complete the first 2-3 years of a Senior Living Forecast with additional worksheets in a month-to-month basis, which more accurately defines working capital requirements than a 1-year cash flow.
We rarely undertake an engagement to support forecasting unless we have been provided with a Market Analysis that we deem to be complete, appropriate, and positive; or we have completed a Senior Living Market Analysis with positive findings.
